A neighborhood with a lot of eras to know

Queen Anne's housing stock spans more than a century, and that range matters when you're hiring someone to work on it. Late-1800s Victorians sit blocks from early-1900s Craftsman bungalows, mid-century modern homes line the north slope, and newer construction fills in near Seattle Center. Each of those eras comes with its own set of quirks — plaster walls and original wood trim in the older homes, different framing and access considerations in the newer ones.

Older Queen Anne homes in particular tend to have plaster over wood lath rather than drywall, which changes how you approach anything from hanging a shelf to installing a grab bar — different anchoring, different patching, different finish work to make a repair disappear instead of stand out. Cedar siding and trim are common throughout the neighborhood too, and Seattle's wet winters mean that wood needs upkeep and matching that a lot of contractors don't have much practice with.

The terrain adds its own logistics. Queen Anne is a hill — steep lots, narrow driveways, limited street parking, and multi-story homes with tight basement stairs are the norm rather than the exception. Material staging and access planning matter more here than in flatter parts of the city, and it's part of why local experience helps.

Historic district and permitting

Part of Queen Anne — roughly bounded by West Highland Drive, Queen Anne Avenue North, and Galer Street — falls within the Queen Anne Historic District. Exterior work visible from the street in that area typically requires a Certificate of Approval from the Landmarks Preservation Board before it moves forward. Interior work generally doesn't trigger that review, but it's worth confirming based on your specific project and address. Standard Seattle permits for interior modifications — bathroom updates, grab bar installation, deck repairs — usually take 3–5 business days.
